Details:
Greece, Europe, Lavreotiki, Attica
A culturally rich Greek island steeped in history, 643 acres close to Athens, Patroklos has been sought after by investors for years.
The northeastern side of the island is flat, with land suitable for cultivation.
It has 5,050 olive trees, with pine trees densely covering several areas.
The northern section extends over approximately 275 acres of agricultural land, while the remainder is rocky, featuring green-toned marble.
The island’s climate is mild and pleasant throughout the year.
The beaches are large and sandy with waters rich in fish, due to the sea currents in this area.
Location
The island is approximately twenty-five (25) minutes from Athens International Airport Eleftherios Venizelos and ten (10) minutes from the operational tourist port of LAVRION, following the transfer
from Piraeus.
It can be reached by road via the Athens-Sounio coastal highway and via Attiki Avenue – Lavrio Avenue.
Currently, the island is considered the area with the highest development potential in Greece, particularly near Athens, due to its distance from Athens International Airport.
A hospital and all other necessary facilities are also within very convenient distance from the island.
Current Development
Currently, there are four small buildings (50 – 70 sq.m.) on the island with permits in place.
The property owners are planning to build an additional 2 houses of 200 sq.m. each.
Opportunities for Further Development / Investment
Development-based projects, with relevant permits perfectly adapted to the island’s natural environment, offer numerous possibilities.
Particularly now, under the new legislation and provisions of Greek law regarding strategic investments, the well-known bureaucracy has been avoided and approval of the necessary permits can
be obtained easily.
The investment law provides an efficient institutional framework for all investors and accelerates the approval process.
It should be emphasized that the owners are committed to supporting, facilitating, and making it possible for the potential buyer to obtain the necessary permits before the final transfer of the property and
ownership.
This can only occur if the scope of the investor’s project is clear and known to them.
Water Supply
The Lavrio area is connected to the “Mornos Water System”; this main pipeline runs parallel to the Athens-Sounio highway and is only approximately 1,500 meters from the island, making it possible to supply the island with water from the
national water network, and the cost would be relatively small. There is always a direct solution through desalination facilities.
