Real estate investment in Greece

In recent years, a new window has opened for Israelis to purchase cheap, high-yielding properties in Greece with good returns, relative to properties in Israel.

If in the past an Israeli citizen (a third country by definition in Greece) could not own real estate in Greece unless he had a Greek partner, today an Israeli citizen can own real estate in Greece in his own name in the land registry, what’s more, the ownership status in Greece and the method of registration is stronger than in Israel, where 93% of the land is leased from the administrator.

The beginning of the economic crisis from 2008 “in the subprime” until 2017 caused real estate prices in the major cities of Athens and Thessaloniki to drop by up to 70% from before the crisis. Today, in 2019, Greece, after 11 years of austerity policies (increasing VAT to 24% across the board on all products compared to a variable/progressive VAT that was much lower than before the crisis), is showing economic recovery and growth. Greece has stopped needing and using aid packages from the European Union and is showing growth in its GDP.

In countries in crisis, the recovery comes mainly from real estate, which comes largely from investments by foreign residents.

In 2017, there was growth of more than 8% compared to previous years, and experts predict an increase of 5.5% each year until 2021.

Lefkada Island

In recent years, a wave of tourists and real estate investors has flooded the island of Lefkada – one of the Ionian Islands, in western Greece,

Until a year ago, the only way to get to the island of Lefkada was by flying to Athens and an amazing 4-hour drive through the Corinth Canal and the Intreo Bridge. You can combine a trip to the Peloponnese region and towns such as Nafplio, Xylokastro, or a flight to the city of Ioannina Parga and a drive of about an hour and a half to the island of Lefkada.

Additional combinations: fly to Corfu or Kefalonia and then take a ferry, or fly to Thessaloniki, about a 4-hour drive away.

In the past year, there have been direct flights from Israel to the airport in the resort town of Preveza, which is located about a 15-minute drive from the entrance to the island of Lefkada, which has increased real estate purchases and tourism in Lefkada.
